Weston Homes' stylish development forms part of an exciting new community to the west of London

As the saying goes ‘there’s many a good tune played on an old fiddle’ and this is certainly the case for the former home of EMI’s global manufacturing headquarters in Hayes, west of the capital.

We spoke to sales consultant Joseph Young to get a feel for what buyers can expect from the residential haven that’s less than 20 minutes from London Paddington by train.

Give us a brief overview of the development, who is it aimed at? Who's been buying?

Formerly owned by EMI and now by developer U+l, The Old Vinyl Factory has a strong musical heritage, it is the birthplace of stereo sound and home to a record pressing plant for some of the biggest acts of the 20th century.

The Venue itself sits at the heart of the plan and is perfect for first-time buyers, young professionals and investors alike.

We have seen a mix of buyers from across London and beyond, many of whom are just stepping onto the housing ladder for the first time.

The development is situated in Hayes, in the borough of Hillingdon, tell us what's nearby?

The Venue will be surrounded by lots of retail space, a live events space and a three-screen cinema are planned for the near future.

Hayes is home to a wide range of entertainment facilities including The Beck Theatre that puts on a variety of live music concerts, tribute acts and stand-up comedy shows.

For the more active there's Sandgate Football Club, Hayes Hawks BMX Course and Lake Farm Country Skateboarding Park, all within walking distance. And then there's The Nest Climbing Centre that offers the chance to try your hand at bouldering.

Currently, there is a Co-op within the regeneration area and a selection of large supermarkets all within walking distance of the complex.

For those who want to venture into central London, The Venue is only six minutes from the newly improved Hayes and Harlington Station which will form part of the new Elizabeth Line. The step-free station will allow residents to reach Paddington in around 17-minutes once complete.

Tell us about the apartments, the number of bedrooms and any external features residents can enjoy

We have a selection of 1, 2 and 3-bedroom apartments ranging in prices from £349,995 to £535,000, across all aspects and set over seven floors. The homes feature contemporary, open-plan living areas, superb bespoke designer kitchens and luxurious bathrooms, all finished to Weston Homes’ usual high standards.

The Venue has not one but three private roof terraces sitting atop each building. The building themselves surround a central residents' only podium garden and all apartments benefit from their own private balcony.

What particular features have been creating excitement with buyers?

The people that have been in to view our beautiful show apartment have been wowed by the all-inclusive specification that Weston Homes offers. The First-time SecureBuy scheme allows first-time buyers to reserve a home off-plan for just a £500 reservation fee, and only requires a 5% exchange deposit and then, six months before build completion, the buyer can apply for a mortgage. Should the value of the property increase in the time between reservation and build completion, buyers will only pay the price agreed on the day they reserved their property.

Help to Buy is also available on selected plots (subject to terms and conditions), covered by the London version of the scheme which allows first-time buyers to apply for a government-backed equity loan of up to 40 per cent.
